#1 Collection of monthly dues
#2 Sending late letters & turning delinquent homeowners over to the attorney
#3 Constant communications with the attorney on delinquent accounts
#4 Sending violation letters & follow up with the homeowner for compliance
#5 Confirmation & payment of monthly bills
#6 Preparation of the monthly financial reports
#7 Preparation of annual budgets & making sure the Association is properly funding its' reserves
#8 Advise the Board on their reserve accounts, CD's, MM's, etc.
#9 Obtaining bids
#10 Supervision & making sure work is being done as per the bids
#11 Handling complaints regarding vendors & follow up
#12 Attending up to 5 Board meetings & 1 Annual Meeting per year
#13 Updating the HOA website on a monthly basis
#14 Preparation & sending of annual meeting packets
#15 Sending out welcome packets to new homeowners
#16 Preparation of status letters for closings, work with title companies & mortgage companies on sales of the units'
#17 Weekly or bi-monthly walks of the community (depending upon contract), noting violations, maintenance issues, etc.
#18 Preparing the information for the annual tax return & working with the auditor as necessary
#19 Dealing with homeowners on HOA issues
#20 24/7 on call access in the event there are any emergencies
#21 Making sure the Association is in compliance with CCIOA & is up to date with current laws put into effect for HOA's
#22 Preparation of Board Resolutions for policy changes
